Wesley Chapel, in unincorporated Pasco County north of Tampa, grew up along I-75 and the SR 54 and SR 56 corridors, and much of its housing is in master-planned communities. Buying here usually means reading HOA and CDD documents closely, checking creek and river flood risk even though the coast is far away, and planning the commute.
Location & character
Wesley Chapel is an unincorporated census-designated place in Pasco County. There is no city government: Pasco County handles zoning, building permits and code enforcement for every address.
The name covers more ground than the Census area. The Wesley Chapel mailing address, ZIP codes 33543, 33544 and 33545, takes in communities such as Seven Oaks, Wiregrass Ranch, Epperson and Meadow Pointe.
The SR 56 and Bruce B. Downs Boulevard corridors hold much of the area’s shopping and services, including The Shops at Wiregrass and Tampa Premium Outlets, along with two hospitals, AdventHealth Wesley Chapel and BayCare Hospital Wesley Chapel.
Neighborhoods & home types
Much of Wesley Chapel’s housing sits in planned communities with shared amenities and an HOA, and the Pasco Supervisor of Elections lists dozens of Community Development Districts across the county.

A Census-designated community of its own inside the Wesley Chapel mailing area. Ask whether a home there is subject to an HOA, a CDD or both.
Planned neighborhoods along the SR 56 corridor near The Shops at Wiregrass. Estancia at Wiregrass is one of them, with its own CDD on the county’s list.
Some newer communities, such as Epperson, are built around large lagoon-style amenities. Ask what access costs, who maintains the amenity, and whether those costs come through an HOA, a CDD or a separate fee.
A CDD’s mailing address is often its management company’s office, not the neighborhood itself, so connect a district to a home through the tax bill rather than by address.
New construction & communities
If you buy from a builder in a CDD, Chapter 190 of the Florida Statutes requires the contract for that first sale to include a conspicuous disclosure that the district may levy taxes or assessments. Section 190.021 is the part of the law that covers a district’s non-ad valorem assessments, which typically show up on the property tax bill.
Before you choose a lot, ask the builder for the CDD’s current budget and assessment, the HOA budget and rules, and what is planned on the land around it. The open land behind a model home may be the next phase.
To see a parcel’s assessed value, exemptions and ownership, use the Pasco County Property Appraiser site, and look up districts on the Supervisor of Elections special-districts list.
Flood zones & insurance
Wesley Chapel has no Gulf or bay frontage, but its creeks and nearby rivers flood. After Hurricane Milton in October 2024, the U.S. Geological Survey reported Cypress Creek and the Hillsborough, Alafia and Anclote rivers at major flood stage, and Hillsborough County issued a flood warning for the Hillsborough River near Zephyrhills.
That makes the flood map worth checking even for a home far from the coast. Look up the address on FEMA’s Flood Map Service Center, and see the Southwest Florida Water Management District’s flood-risk mapping of flood-prone areas at WaterMatters.org/FloodRisk.
Pasco County’s Flood Insurance Study is available as a PDF through the county library system, and the state’s Know Your Zone tool shows the hurricane evacuation zone for an address.
The Southwest Florida Water Management District’s Cypress Creek Preserve, about 7,400 acres near Land O’ Lakes with its main entrance on Parkway Boulevard, was acquired for flood protection and water supply. It now has hiking, biking and equestrian trails.
