Apollo Beach Homes for Sale & Neighborhood Guide

Apollo Beach sits on the eastern shore of Tampa Bay in southern Hillsborough County, an unincorporated community of dredged canals and bayfront streets alongside newer master-planned neighborhoods. Here is what to check on boating access, flood exposure, HOAs and CDDs, and commutes before you buy.

Location & character

South Shore Living on Tampa Bay

Apollo Beach is an unincorporated census-designated place, so Hillsborough County, not a city, handles permits, code enforcement and emergency management. It lies on the eastern shore of Tampa Bay, in the part of the county planners call the South Shore.

Much of the original community was built in the decades after World War II by dredging canals and filling land along the bay, which is why so many lots back onto water. Tampa Electric’s Big Bend Power Station is nearby.

Apollo Beach has its own community plan, adopted in August 2005 under the South Shore Areawide Systems Plan, which covers about 384 square miles of southern Hillsborough County. Plans like this guide county decisions on land use and roads, so it is worth a look if you are weighing a home next to vacant land.

Neighborhoods & home types

Canal Streets and Master-Planned Communities

Apollo Beach homes fall into two broad groups: houses on the original canal network and homes in newer planned communities with shared amenities.

The original canal neighborhoods

A canal lot can come with a seawall, a dock or a boat lift, and each one becomes part of what you are buying and part of what you maintain.

MiraBay

A master-planned waterfront community. Ask whether a home there is subject to an HOA, a CDD or both, which body maintains the seawalls and amenities, and whether the specific lot includes dock rights.

Waterset

A master-planned community off Big Bend Road that is still building out. Some of its homes carry a Ruskin mailing address, so ask Ekin to widen a search beyond the Apollo Beach mailing city if you want to see all of it.

Apollo Beach Park & Recreation Center

The county center at 664 Golf & Sea Blvd. has a recreation building, a skate park, a dog park, a playground, a splash pad and a paved trail.

Waterfront living

Canals, the Bay and Manatees

Many canal homes here have boating access toward Tampa Bay, but how direct that access is depends on the canal, so confirm it for the specific lot before you write an offer.

Tampa Electric’s Manatee Viewing Center, at 6990 Dickman Rd. beside the Big Bend Power Station, opens seasonally in the cooler months when manatees gather in the plant’s warm-water canal. Check its dates before you go.

The county’s Apollo Beach Nature Preserve, at 6760 Surfside Blvd., covers 63 acres with a two-acre beach (swimming is not allowed), a wheelchair-accessible observation tower and shoreline fishing. Leashed pets are welcome everywhere but the tower, and it is open from 8 a.m. to sunset.

New construction & communities

New Homes, HOAs and CDDs

Newer master-planned neighborhoods may have both a homeowners association and a Community Development District. A CDD is a special district created under Chapter 190 of the Florida Statutes; its board sets assessments each year to build, run and maintain district facilities such as roads, drainage or amenities.

For a home’s first sale inside a district, state law requires the contract to include a conspicuous statement that the district may levy taxes or assessments. On any purchase, new or resale, find the CDD line on the current tax bill and ask for the district’s budget.

Hillsborough County explains how to pull a list of active districts from the state’s Special Districts website by filtering for “Active” and “Hillsborough,” and its Data, Maps & Reports page lists a Community Development Districts item. The Tax Collector has also opened a new office to serve the growing SouthShore area.

  • Ask the builder or seller for the HOA budget and rules and for any CDD disclosure.
  • Look up the parcel with the Property Appraiser and the CDD assessment on the Tax Collector’s bill.
  • Read the Apollo Beach community plan to see what is planned on nearby land.

Flood zones & insurance

Flood Risk, Evacuation and the County’s New Discount

Because Apollo Beach is in unincorporated Hillsborough, the county’s Community Rating System class applies. The county reached Class 4 effective October 1, 2026, which means a 30% discount on National Flood Insurance Program premiums; the county suggests checking that the Community Rating Number on your policy shows 4.

The National Weather Service reports that peak water levels along coastal Hillsborough generally ranged from 5 to 8 feet above mean higher high water during Hurricane Helene. Before Hurricane Milton about two weeks later, the county ordered mandatory evacuations for Zones A and B and for mobile homes.

Hillsborough’s revised coastal flood maps took effect on October 7, 2021, replacing maps more than 30 years old. Use the county’s Find My Flood Zone page or FEMA’s Flood Map Service Center for the official zone, then look up the evacuation zone separately with the county’s HEAT tool.

Good to know

Federal flood-insurance requirements follow FEMA’s Flood Insurance Rate Map, not the county’s own floodplain models, which do not use coastal storm surge as an input.

Getting around

Roads Toward Tampa and Beyond

US 41 and I-75

The main north-south routes from Apollo Beach toward Tampa.

I-75 at Big Bend Road

FDOT and the county have been rebuilding this interchange, adding ramps and widening Big Bend Road to six lanes between Covington Garden Drive and Simmons Loop. Check FDOT’s project page for the current status.

Apollo Beach Boulevard extension

A county project carries the boulevard over I-75, without ramps, to connect US 41 with US 301 and give South Shore drivers an alternative to Big Bend Road.
