South Tampa is low-lying, with bay frontage on two sides. During Hurricane Helene in September 2024, the National Weather Service recorded a peak water level of 6.83 feet above mean higher high water at the Old Port Tampa gauge.
For any address, start with the city’s Stormwater Division: staff will tell you at no charge whether the property is in the Special Flood Hazard Area, its FIRM zone and base flood elevation, and whether an elevation certificate is on file. The city’s Natural Hazards Map puts flood and evacuation zones side by side, and its Stormwater Advisory List identifies flood-prone properties where development may be restricted.
Evacuation zones come from the county, which redrew them for the 2026 hurricane season. Keep the two designations apart: an evacuation zone tells you when to leave, while lenders base federal flood-insurance requirements on FEMA’s Flood Insurance Rate Map.
The city also lists stormwater projects on its project pages, including groundwater and stormwater diversion work in Hyde Park.
Insurance discountsInside the city, your NFIP premium discount depends on the City of Tampa’s Community Rating System class, which is separate from the county’s. Ask the city or your insurance agent for the current class.
